One thing you can be sure of in the City of Brampton is that it is kept clean. As far as real estate and buying a home in Brampton it can be confusing but Brampton’s Real Estate Market has really taken off!  Selling a house usually takes around 27 days and that is through the winter month which is great! The average sale price increased by 19%. There are new subdivisions going up all over the city.  However, there are some steps you can take:

1. Decide what you are looking for: Do you want a house or condominium? What part of the city do you want to live in? Do you want to be near transportation and highways? How many bedrooms do your require? These questions will make your house hunting simpler.

2. Can you afford to buy a home? You will need a pre-approval from your bank that will let you know how much you can spend on a new home.

3. Start looking for a Brampton home: You can search on MLS which is a nationwide database of homes for sale.

4. Find your dream home and make an offer: You provide an offer and then may negotiate with the sellers until you agree on the sale price and any conditions.

5. The offer is accepted: The seller accepts the offer for purchase.

6. You provide a deposit: You will need to provide a certified cheque, money order or bank draft for the deposit. A deposit will usually be between $5,000-$10,000 depending on the home’s value.

7. Condition Removal Process: There will be conditions in the offer. It takes from 5-10 days after it is accepted. This allows you to back out if you want to. You can expect a financing condition, a home inspection condition and a status certificate.

8. Conditions get waived: If all the conditions are met then the offer is firm.

If you are thinking about living in Brampton there are some things that you will want to know about the city. If you have dogs you can let them off leash. There are some zones that allow this like White Spruce Park and Chris Gibson Park. However, your pet needs to be spayed, neutered, vaccinated and licensed. If your pet is aggressive or bites it is not allowed in the parks. Children under ten cannot be around these dogs and you have to scoop any pet waste.

If you are considering renting in Brampton, remember that under the by-laws there is no mandate for air conditioning for any rental units. If you want to put a garden on your property it has to be two feet away from the property line for drainage. If you want to hang a clothesline in Brampton you are free to do so. However, you will want to check your deed restrictions or contact your real estate lawyer. If your neighbour makes excessive noise there is a by-law for that that states “a person shall not, within the City of Brampton make, create, cause or permit to be made, noises likely to disturb the inhabitants…unusual noises…”
